Building Code
The dimension across the access side of a parcel of land. The access could be a road, railroad tracks, or water. When referring to lot size, this is the 1st number. Also called frontage
Front Footage
A long range, overall pan by government to ensure the orderly development and use of property. Also called Master Plan
General Plan
A document that converts a parcel of land into a condominium
Master Deed
Specific areas with a full variety or retail, commercial, and government services available. A virtually self- contained area
Master Planned Community
A detailed diagram, usually created by an architect, that is used to evaluate design, determine feasibility, and guide the construction of a structure
Blue print
All the components that make up the shell or skin of the building, separating the exterior from the interior. Also called building shell
Building Envelope
An area or a wide easement restricting and preserving the use as a natural environment
Natural Area Open Space (NAOS)
The use of a site or structure that was legal before a change in zoning and is permitted to continue, though it does not comply with current zoning law
Nonconforming Use (Grandfathered Use)
A real estate development that included real estate owned by an association created for the purpose of managing, maintaining, or improving the property, and in which the owners of separately owned parcels are mandatory members and required to pay association assessments
Planned Community
A term used in local zoning ordinances that represents the distance between a lot’s boundary lines and improvements
Setback
A plan of proposed improvements to a parcel that usually shows the building footprint, parking, drainage, sewer, water and utility lines, lighting and landscaping
Site Plan
A permit obtained from the local zoning authority allowing the holder to use property to build a structure in a way that violates the zoning ordinance
