When does a building not need an EPC?

A

Below last for 5 years and not transferred on sale:

1) Not feasible to reach E or above even when all savings over 7 years have been made. Need 3 quotes from energy assessors to prove this
2) From April 2019: Spent £3,500 but can’t hit E
3) Improvements would devalue property 5%
4) Third party consent (or conditions) cannot be granted

Others includes:

  • Very high or low rents
  • Company lets
  • Second homes
  • Social landlords

  • Tenant can challenge a s21 notice
  • £200 civil penalty for non-display
  • Renting a property out up to £4,000
