Appoint an assessor
Register project via assessor
Carry out pre assessment
Compile information as project progresses
Assessor will review information and determine compliance
Assessor submits application
What is an EPC?
A system for rating sustainability of a building from A-G
Required when a property is built rent or sold
Contains details of property’s energy use and recommendation to reduce this.
An assessor must undertake this and issue certification
What buildings don’t require an EPC?
-place of worship
-temporary buildings used less than 2 years
-stand alone building with gfa less then 50 sqm
-industrial sites
-Buildings that are due to be demolished
-holiday accommodation rented out for less than 4 months a year
-listed buildings
-resi buildings intended to be used less then 4 months a year
What are the 2018 changes to EPC?
Unlawful to let buildings in England and wales which do not meet a rating of E
What is the aim of the minimum energy efficiency standard MEES
Improve energy efficiency of the most in efficient properties
Work towards achieving uk legislative co2 targets. Net zero by 2050
Key implications make it impossible to market somewhere unless they are upgraded
