What is SDLT?
tax paid on the purchase of property or land in England and Northern Ireland. The amount depends on the property price, type (residential or commercial), and buyer status (e.g., first-time buyer or additional property owner).
How is SDLT calculate for non-residential or mixed use property?
SDLT on commercial property is calculated based on the purchase price using a tiered system:
Up to £150,000 = 0%
£150,001 to £250,000 = 2%
Above £250,000 = 5%
What are the current SDLT tax brackets for residential property before 1-Apr-2025?
Up to £250,000 - 0%
£250,001 - £925,000 - 5%
£925,001 - £1.5m = 10%
Above £1.5m = 12%
What are the current SDLT tax brackets for residential property after 1-Apr-2025?
Up to £125,000 - 0%
£125,001 - £250,000 - 2%
£250,001 - £925,000 - 5%
£925,001 - £1.5m = 10%
Above £1.5m = 17%
What are the SDLT tax brackets for first time buyers from before 1 April 2025?
First time buyers can currently claim relefi with a nil rate up to £425,000 and 5% on the portion from £425,001 to £625,000.
There is no releif if the price is over £625,000.
What are the SDLT tax brackets for first time buyers from after 1 April 2025?
up to £300,000 - 0%
£300,001 - $500,000 - 5%
