Why are SPDs needed?

A

(SPDs) build upon and provide more detailed advice or guidance on policies in an adopted local plan. They don’t form part of the development plan, they cannot introduce new planning policies however they’re a material consideration in decision-making.

A

It compares the site you’re proposing to develop with other available sites to find out which has the lowest flood risk.
The Sequential Test should identify whether such development could be carried out in an area at lower risk of flooding
