What is differences between NIA? GIA? GEA?

A

These are bases of measurements set out in the Code for Measuring Practice (2015).

GEA is measurement from birds eye view - all inclusive

GIA includes columns, mezzanines with permanent access, loading bays. GIA excludes canopies and fire escapes.

NIA includes kitchens and occupiable areas but excludes WCs, stairwells, and areas less than 1.5m tall.

NIA - offices / retail

What does Code of Measuring Practice (2015) outline?

A

It is the best practice document for all measurement exercises except offices. Outlines GEA, GIA and NIA - when to use them and what they include/exclude.

What are the benefits of using IPMS?

A

IPMS was first detailed in ‘RICS property measurement (2018)’ statement.

IPMS’s purpose is to avoid current inconsistent definitions of measurement across different countries.

It has replaced the use of NIA for offices and members are encouraged to report of a dual basis until IPMS is fully embedded into the industry.

Can you run us through your office leasing disposal measurement?

A

I was instructed to dispose of an out of town office suite and as part of the disposal process I inspected and measured the property.

I arranged to measure the property with the client and requested floorplans to use as guidance. I diarised the visit.

When I arrived, I walked around the space in order to ensure the floorplans where correct.

To measure I used a calibrated laser and I measured on a IPMS 3 and NIA basis.

Can you run through your warehouse sale measurement?

A

As part of a freehold disposal for a warehouse to be sold with VP, I inspected and measured the property.

I arranged the inspection with the client and diarised.

On the inspection day I brought relevant PPE with me and my calibrated laser.

I wasn’t provided floorplans so after signing in and did an initial walk around the property drawing a rough sketch of the floorplan. I also used an old fire plan I found for reference.

I measured on a GIA basis and included the eaves height and site area - which I used ProMap for rather than a trundle wheel.
