The document covers:

Can you walk us through your industrial inspection in the Black Country?

A

I was instructed to sell a secondary warehouse with vacant possession.

I undertook relevant CDD and received signed terms of engagement.

I organised an inspection with the client and diarised it so that my colleagues could see my whereabouts.

I brought with me relevant PPE including Safety Boots and a High Vis Jacket.

I signed in at reception.

I photographed and noted the property internally and externally - noting things such as the specification - in this case it was:
1. Steel Portal Frame
2. Metal sheet walls and roof

Once completed I signed out.

Can you walk us through the office inspection you did in Birmingham?

A

As part of a leasehold disposal instruction, I was instructed to undertake an inspection of a recently vacant and refurbished office suite.

I arranged the inspection with my client and diarised - I arrived and signed in at reception.

Upon inspection I noticed the office suite had been left as ‘Shell & Core’ - essentially the common parts where in good condition but the suite itself had been stripped out - post vacancy.

My client wanted to achieve the same rental tone he was getting on the other suites but given they were let in CAT A condition.

I signed out at the end of the inspection.

I advised my client that he would likely need to refurbish the suite and provided comparable for support.

Can you walk us through your Industrial Inspection in Huntingdon?

A

My client asked us to provide advice on the freehold disposal of a MLI estate which recently became fully occupied.

I arranged to meet the client onsite to inspect the property and I asked what PPE was required.

I brought safety boots, high vis and a hardhat as one of the tenants was in the process of a fit out.

The property had steel portal frame with insulated profiled steel cladding.

I advised a marketing process commence once the most recent tenant was in full occupation. To help show the estate as ‘busy’ when undertaking inspections.

A

Invasive plant which can damage hard surfaces - can be costly to remove.

What is Asbestos?

A

Asbestos is found in many properties as a it acts as an insulant which is resistant to heat.

It is carcinogenic material and banned in properties build post 2000.

Would undertaking an inspection I would recommend the client use specialist reports.
