What role does the Client play in the construction process?
They are the individual/ company that pays for the project and funds the overall venture.
What role does the Architect play in the construction process?
They turn the client’s visions into a reality through drawings and schematics, they are the de facto leader of the project.
What role does the Clerk of Works follow in the construction process?
They ensure that the drawings & designs are being followed, they are the architect’s representative on site.
What role does the Structural Engineer play on site?
They find the most efficient ways of completing construction tasks, as well as account for variables such as wind and weather, additionally they calculate load tolerances and forces acting on the structure.
What does the Surveyor do?
They ensure that the building regulations are being followed.
What does the Building Service Engineer do?
Take responsibility for the internal building services, such as fire safety, electrical distribution, plumbing, HVAC etc.
What does a Quantity Surveyor do?
Suggests efficient construction methods that are within budget as well as calculate labour and material costs which are collated into the Bill of Quantities.
What does the Building Contractor do?
Enters into a contract with the client and oversees the construction process. according to the spec and to the Bill of Quantities. They will also tender for jobs.
What does the Contracts Manager do?
They are:
* Responsible for the oversight of the project
* A first point of contact for the public, site managers, clients, contractors and sub-contractors.
* Obligated to pay close attention to Health & Safety issues on site
* Responsible for contractors, sub-contractors, planning dates for labour, resolving disputes and identifying problems with contracting practices.
What does the Buyer do?
They manage the purchasing of required materials for construction, manage quotes from suppliers, schedule delivery times and assure the quality of the material purchased.
What does the Estimator do?
Breaks down the Bill of Quantities into individual units and collates the cost for each stage of the construction process. They will add these to the company’s overheads and profit margins.
