1) Planning permission easy to get. Gov. actively encourage
2) Infrastructure (gas, electricity, water) already present
3) Ease to mark > access to entertainment and other facilities
4) No building on greenfield lessens urban sprawl

A
1) Complete environmental survey needed - past usage, which time consuming & costly
2) Perception of contaminated environment put off prospective buyer
3) Social problem (crime, pollution, congestion)
4) Have to cleared - Decontaminated ∆ Add to the construction cost
5) Land costs higher- closer to city centre
