Rule Against Perpetuities (RAP)
No interest in property is valid unless it must vest, if at all, not later than 21 years after some life in being at the creation of the interest.

Brightline Rules for RAP
A gift to an open class that is conditioned on member surviving to an age beyond 21 = violation
Many shifting executory interests = violations
Executory Interest with NO LIMIT ON THE TIME WITHIN WHICH IT MUST VEST VIOLATES RAP
But If Rule
If grantor sets up condition precedent with words BUT IF, and it violates RAP, the Entire condition precedent is stricken
