L - Landlord must warn tenant of latent defect he knows/should of known of.
A - Landlord voluntarily assumes to make repairs must complete with reasonable care
P - Landlord leases public space, and should know because of nature of defect and length of lease, that tenant will not repair.
S - Short Term Furnished Dwelling
