- Has overseas banks and TNCs making it a financial centre.
- Lot of inward migration, this contributes to a young economically, active population. Average age being 35.
- Over 450,000 businesses, there is also a harbour to take advantage of
- Has a beneficial time zone as it is between Europe and USA. J
Urban decline: rust belt
In the rust belt the primary manufacturing was car production. However as these factories closed down this left a redundant workforce. As there was no work there was lots of outward migration. This lead to the economic and social decline with fewer people paying taxes.
White flight
Due to deprivation such as crime and decline white families moved out the CBD and inner city into the suburbs.
Gated communities
Neighbourhoods of towns or cities where houses are designed with gates or fences to improve privacy or safety. When gentrification occurs gated communities may be built to segregate the incomes from locals who are perceived to pose a threat.
Commuter villages
Settlements that have a proportion of their population living in them but commute to larger settlements, daily or weekly. 19.8million people live in rural areas in England and 98% live in accessible rural places. London dock lands is an example of a large scale gated community.
Itchen valley
Lies at the western end of the south downs national park and has 1900 residents. It is a few miles from the m3 and mainline trains to London. There has been an influx of younger families into the area, but this has increased house prices averaging at £588,882
What is an sink estate
Housing estates characterised by high levels of economic and social deprivation, crime and especially violence. They are segregated low income groups needing social assistance from the rest of society.
Middlesborough sink estate

Declining rural settlements
Have the greatest priority for regeneration along side sink estates.

Lived experiences on a place
Age:
- Younger see a place more temporary, they are less involved
- Less attached to the area if there is less activities for your age
Length of residents:
- The longer they live there the more attached they are as they associate memories there
- Short term residents are less likely to become involved
Levels of deprivation:
- The more deprived an area the more likely they would want to leave or want change.
