Explain the difference between NRM1 and NRM2?

A

NRM1 is for Order of Cost Estimating and Elemental Cost Planning of capital building works.

NRM2 provides a set of detailed measurement rules for the preparation of bills of quantities.

Explain how you measured for partitions and ceiling finishes using NRM1?

A

Section 2.7 of NRM1 details the measurement of internal walls and partitions.

Measurement rules highlight the thickness to be stated and measured in m2 on the centre line. No deduction made for openings.

I would measure for ceilings by referring to NRM1, which states:

Ceiling finishes are to be measured in m2.
The area measured is the surface area of the ceiling.
I would ensure to measure over all obstructions.

What is the difference between NIA and GIA?

A

GIA is the area of the building measured to the internal face of the perimeter wall at each floor level.
The GIA excludes external open sided balconies, fire escapes, canopies, external walls and fuel stores.

NIA is the area of usable space measured to the internal face of the perimeter wall at each floor level.
The NIA excludes internal structural walls and columns, spaces with headroom less than 1.5m, permanent lift lobbies, toilets, cleaners’ cupboards and plant rooms.

A

For example on the Leadenhall building project I produced an area schedule in the following steps:

Explain how you have used different sources of cost data when producing cost estimates or cost plans?

A

For project X and the Google Expansion previous similar project and historical cost data such as tender submissions or a contract sum analysis.

Other sources of cost information would include pricing books such as Spon’s or the BCIS.

How did you produce the feasibility estimate on the Google Expansion Project?

A

On the google expansion project, to produce a feasibility estimate I first looked to understand the high level scope and project requirements.

I then looked to apply benchmark rates @ £/m2 allowances to each element of the building based off of similar projects Arcadis had completed and further benchmark data provided by Google on other schemes.

What was the clients feedback when you presented the stage 3 cost plan on the HTA project?

A

On the HTA project the clients main concern was identifying the cost drivers for the project.

To aid with this I ensured to produce a reconciliation against our stage 2 cost plan to show the elements that had clear cost drivers and ways we could look to mitigate these factors if the budget was not sufficient.
