What are Buffer Zones used for?
Buffer zones are used to separate residential areas from nonresidential areas.

What is spot Zoning?
To rezone a small area differently than the outlying area or for a parcel.
Zoning permits enforce what?

Zoning hearing boards are established to hear complaints about the effects zoning may have on specific parcels of property.
What is Nonconforming?
Applies to properties that conformed with the zoning before it was subsequently changed.
What is Variance?
A variance may be issued as a permanent exception to a restriction or requirement of the zoning ordinance for some specific reason; a setback for instance.
Examples of Variance?
Perhaps the zoning requires a 10-foot setback of any building from the road.
A property owner would like to add a front porch that will encroach on the setback and applies for a variance.
