Q

After inspection, you found the residential tenant was causing damage to the property, what options would you advise to the landlord?

A

Make tenant aware in writing of your inspection findings and concerns, and ask them to remedy the issues.

If not achieved, Serve notice to end tenancy, in PRT you are limited to a list of reasons to evict the tenant. You could end the tenancy on the grounds of ‘breaching tenancy agreement’

If they have not vacated on the agreed end date, you can apply to FTT for advice.
