Critical Path Method
algorithm used to develop schedules in which longest stretch of dependent activities is tied together to determine project time from start to finsih
Float
amount of time a task can be delayed without causing delay to subsequent tasks
no float activities on critical path
milestone chart
good for small projects with few participants
list of deadlines and due dates and responsibility for tasks
bar/gantt chart
includes time across top axis and tasks down left side
bars are used to show how long each task is expected to take
dependencies are drawn with arrows
used for larger projects
project work plan
description of requirements, program deliverables, team structure and responsibility, budge, schedule, contact info, deadlines, milestones
responsibility matrix
used to assign tasks to specific team members
unit cost method
used by contracts
considered most accurate method because they cost out every line item
only can be used with construction documents
life cycle cost analysis (LCA)
considers initial cost and long term expense of an item or system
- long term cost will outweigh initial cost (ie buy more efficient more expensive boiler, that will save money long term)
- should be performed with multiple scenarios to compare/contrast and should be performed against a baseline
Hard Costs
- expenses directly associated with construction
including: materials, labor, contingency, contractors overhead and profit
Soft Costs
includes design fees, legal fees, cost of financing, insurance, admin, moving
