Project Closeout + Commissioning Flashcards
Substantial Completion
moment in time when owner can occupy or utilize work for its intended purpose
- this is when the statue of limitations begins, and contractors schedule ends
- CA services provided by the arch after substantial completion are an add service
- typical that within 1 year of SC there is a follow up meeting
Final Completion
contractor notifies architect in writing that the punchiest and final cleaning is complete and includes a final application for payment
Punch List
officially made by the GC but typically made by the Arch during the inspection for Sub completion
- once punch is complete there is a second inspection held to determine final completion
Post Occupancy Evaluation (POE)
performed 3-6 months after occupancy
not standard and is most often done at the arch’s expense for the firm’s benefit
Building Commissioning
involves testing and adjusting building systems after installation
prerequisite for LEED certification to ensure systems are operating as efficiently as intended
Commissioning Agent CxA
participates in project from programming phase until completion and should be involved as early as possible
Where do commissioning requirements get listed?
Owners Project Requirements (OPR)
Mechanical Basis of Design (BOD)
the CxA verifies that the owners goals are being accomplished
Enhanced commissioning
CxA returns 10-12 months after project closeout
