- Sequential and linear process which prevents task overlapping and the efficiency
- Construction can’t start until design is complete
- Design not reviewed for constructability before construction

Tell me some information about Pure CM
- Owner hires both a design firm and a construction management before beginning of construction
- CM is a professional service
- Team concept: owner, A/E, Cm
- PCM as facilitator for conflict and get paid a fix fee
What do PCM do?
- Predesign estimate
- Cost and constructibility input to design process
- Award of contract
- Adminstration of contract
Why Construction Management are better for management services then General Contractor or A/E
- GC lack predesign estimating, interaction during design, contract administration
- A/E lacks accurate cost, constructibility info, coordination and control, general conditions construction, and maximum price.

- One trusted common reference point for construction : CM
- Great flexibility in schedule
- Small financial risk for PCM
Cons
- Participants must all be cooperative and communicated
- All parties must be committed from the gecko
- Small incentive for CM
- High risk of loss of reputation for Cm

- Contractual relationships between CM and sub contractors
- Cm does the ones in PCM as well as packaging of construction into separate contracts and coordination and control of multiple contracts
- PCM provides as management service but has 100% of service
- CM hands out 100100% of world to contractor
- Fully Responsible for the execution of project
- They don’t do any work but hire the workers

Pros
- Owner risk Is lowered
- Economy determines who comes out with profit
Cons
- Owner takes responsibility for design defects
- Owner may not have full control on contract changes

- Owner hires design/build firm that completes design and construction
The firm can be a design/build but also be a joint of a construction and design company –> miunimilize conflict as the management and design are from the same company - the firm hires subcontractors
