PD’s?
- originally built for 2 family occupancy
- 1 to 3 stories in heigh
- attached, semi, detached
- split level-may have as many as 5 levels
- generally rectangular
- 20x40
- class 4 - exterior wood / brick veneer / stucco / asbestos shingle / aluminum siding
- class 3 with brick exterior walls
Major Weakness from a Firefighting and fire protection standpoint?
OPEN/UNENCLOSED STAIRWAY
What is commonly found in Newer constructed PD’s?
LIGHT WEIGHT MATERIALS
How many entrances are common?
2 entrances
- main entrance usually in front
- secondary entrances located side/and or rear or front
In structures more than one story, the interior stairs to the cellar will usually be located under the main stair
A dwelling which has 2 or 3 stories in front may be 3 or 4 stories in the rear…?
TOP FLOOR may be used as a point of reference
Straight Line Colonial..
BALLOON FRAM CONSTRUCTION commonly found
-Due to the limited ventilation of the attic/3rd floor, conditions in this area will be extremely punishing
-THE ROOF OF THE FRONT PORCH allows for easy access to upper floor bedrooms
Cape Style Houses…
A frame cape-entrance and side entrance with stoop
Wide line cape-rear entrance and may have 2 window dormers that are normally found facing the street…presence of dormers indicates 2nd floor bedrooms, easiest access to these bedrooms is exposure 2 and 4
Queen Anne…?
BALLOON CONSTRUCTION MOST COMMON-poor workmanship, open holes for service lines
LARGE OPEN STAIRS
vertical arteries-hot air ducts, dumbwaiter shafts, boxed in space around fire places and pipe recess, FAST UPWARD FIRE TRAVEL
-Fire escape attached to COMBUSTIBLE WALL
-roofs- peaks, dormers, overhanging eaves and possibly cupola
Cupola?
tower like room with a round or dome shaped roof
Flat Roof PD’s?
MAY have decorative peak- ABSENCE of a window in this peak may be and indication of a flat roof
-many attached dwellings were built with firewalls that cannot be relied on..exposures must be monitored
May have scuttle/skylight
Ranch…
Asymmetrical, single story structures with simple floor plans
-kitchen, living room and bedrooms are located on the first floor
Utilities in basement /cellar
-also possible to find living quarters in cellar
Split level..?
Sidesplit- split level configuration where the multiple levels are visible from the front elevation…typically garage is on the side of the house and there is a floor above the garage housing the bedrooms
-each floor is separated by half flight of stairs
Semi Attached..?
side by side units sharing a COMMON WALL
-each house’s layout is a mirror image of its twin
Special considerations?
- cellar areas used as living quarters-NO SECONDARY MEANS OF EGRESS
- cellar with unfinished ceilings..open joist
- lack of secondary means of egress from upper floors
- CONTROL AND MANAGEMENT OF INTERIOR STAIRS IS CRITICAL TO OPERATION
- attic stairs to attic or 3rd floor may be behind a small door resembling a closet
