Can you describe core definition of RICS Code of Measuring Practice and corresponding IMPS definitions?
GEA/IMPS 1
GEA: Area of building measured externally at each level
IPMS 1 = same
GIA/IMPS 2
GIA: the area of a building measured to the internal face of the perimeter wall
IMPS 2 Office= same
NIA/IMPS 3
NIA: useable area within a building measured to the internal face of the perimeter walls at each level
IMPS 3 Office: but excluding standard facilities or share circulation areas
What is the internal dominant face
(the area within each vertical section [wall] that makes up the perimeter of the building/unit). This can include inside the window recess (to include inside glazing), as long as the glazing is 50% or more of the floor to ceiling height.
