  8. Floor area schedule with relevant areas cross-referenced to floor plans

What does GEA include and exclude?

A

Include:
Atria and entrance halls with clear height above
Loading bays
Perimeter wall thickness and external projections
Mezzanine areas intended for use with permanent access

Exclude:
External open sided balconies, covered ways and fire escapes
Canopies
Open vehicle parking areas and roof terraces
Voids over or under structural, raked and stepped floors

What does GIA include and exclude?

A

Include:

Areas occupied by internal walls and partitions
Columns, piers, chimney breasts, stairwells etc.
Internal open-sided walkways, balconies and the like
Mezzanine floors with permanent access

Exclude:

Perimeter wall thickness and external projections
External open-sided balconies, covered ways and fire escapes
Canopies
Voids over or under structural, raked or stepped floors

A

To create consistency and transparency in measurement on a global level

To separate the valuation and measurement practice which had become intertwined

What are the key differences between IMPS 3 and NIA

A

Restricted height - imps does not exclude areas with restricted height because this does not actually affect the size of a building however, the valuation should reflect this in the rental range adjustment

Can you define IPMS 3 - Office?

A

It is the floor area available on an exclusive basis to an occupier, but excluding shared circulation areas, and calculated on an occupier-by-occupier or floor-by-floor basis for each building.

What are standard facilities?

A

Standard facilities are those parts of a building which provide shared or common facilities that typically do not change over time including, stairs, escalators, lifts/elevators, motor rooms, toilets, cleaners cupboards, plant rooms etc.

What does IPMS 3 Office include and exclude?

A

Inclusions:
All internal walls and columns within an occupants exclusive area. Floor area taken to internal dominant face and where there is a common wall, the centre line of the wall.

Included but stated separately:
Balconies, covered galleries and rooftop terraces are to be measured to inner face and stated separately

Exclusions:
Standard facilities. In the case of single occupancy it should be assumed, hypothetically that the building is in multiple occupation. Shared circulation areas should be stated separately where there is two or more occupiers.
