What is the difference between GIA and NSA?

A

GIA is gross internal area, which is the area of a building measured to the internal face of the perimeter wall. This excludes balconies. NSA is net saleable area and is the GIA of a residential dwelling, including basements, hallways and mezzanine levels, but excluding restricted height spaces, conservatories and garages.

What is the difference between GEA and GIA?

A

GEA is the area of the building measured externally, so includes perimeter walls and everything inbetween them. GIA is the area of the building measured within the perimeter walls, excluding restricted head heights.

A
