How do you ensure that you present your measurements clearly and coherently?

A

I draw a site plan and floor plan noting: Take measurements,
record the date,
unit of measurement,
measurement methodology,
base of measurement,
Tolerances,
Signature of RICS member

Talk me through how you measured the property to IPMS2?

A

I sketched a floor plan on report writing app.
I measured the internal dominant face of the perimeter walls of each floor level using a laser measuring device. If there were areas of the perimeter wall that had more then 50% of a dominate face (i.e. glazing) I would measure to the glazed surface using tape measure or laser and a piece of paper.
I measured using IPMS2 guidance and referred to RICS Property measurement 2018 ensuring I followed the correct measuring technique.
I dated and stated the measurement units in the sketch.
The report then saved automatically into my report which is then signed by myself.

Scatcherd Mews, Leeds, why did you discount the internal garage?

A

As note din the IPMS standards, I noted the internal garage measurements separately in my floorplan to the main property. And did not include this measurement in the total floor area.

A

I measured using a laser measuring device and took multiple measurements to ensure accuracy.
