Give me an example of when you have acted with integrity?

A

Mid-Terrace, South Emsall. Cousin wanted me to undertake a home buyers report for the house they were looking at buying but I told them due to my relationship with them it was a conflict of interest however I said that another surveyor within my firm could undertake the survey.

Tell me about when you have provided a high standard of service.

A

Ramshead Drive- Before undertaking the level 3 home survey report I knew from my local knowledge that there was a high density of non-standard construction houses in this area. From doing my pre inspection checks I found out that it was a Levitt cartwright construction. This allowed me to be better prepared and check for signs of corrosion to the steels and signs of water ingress plus possibility of asbestos materials in the property.
I was able to inform the client about the type of property and the possible issues related to this type of construction and how they could be repaired.

I take responsibility by owning my work and ensuring that I make sure that I carry out a full and comprehensive report for the client and follow up with a phone call to make sure they understand the report and check if they have any questions.

Explain the key steps you would take if you decided to set up in practice as a sole trader after qualifying.

A

To become regulated:
Submit a firm details form to the RICS.

Comply with rules of conduct, Appendix A:
1. Adequate PII cover including Run-off cover.
1b. Holding clients money regulations
2. Written complaints handling procedure
3. Make arrangements for Professional work to continue in event of incapacity or death.
4. Comply RICS where required.
5. Provide all information on requests to the SRB.
6. Display on all business literature, a designation stating “Regulated By RICS.”
7. Report to RICS any matters required under the “Rules of the Registration of Firms.”

If a prospective purchaser offered you a financial incentive to accept their offer, explain how you dealt with this.

A

As part of the RICS Countering Bribery, Corruption, Money Laundering and Terrorist Financing 2019,
I would politely decline the offer and inform them that as part of the RICS, I could not accept a financial incentive.
I would then record this interaction and inform my line manager what had happened without informing the purchaser.

A

As part of a RICS regulated firm I am not allowed to offer or accept a bribe whether that’s directly or indirectly.

A

As part of the Red book and Rules of conduct and Conflict of Interest PS, I need to act with integrity and provide a professional service to clients.
In this instance, I knew the potential client and informed my line manager and offered them the potential of using another surveyor within the firm, that I would not have any interaction with.

Why did you decline the instruction?

A

I declined the instruction as it was a conflict of interest as even though I’m a professional and follow the rules of conduct I could be perceived as being biased and didn’t feel I would be acting with integrity or promoting trust in the profession if I did accept it.

A

I recognised the address on my diary and realised I had surveyed the property within the last 2 months.

A

It was not a conflict of interest as the previous sale had fallen through and this was a different client.

A

Yes. Providing there is no conflict of interest.
Park Avenue, my previous client pulled out of the purchase and decided to provide with another property.

How did you ensure you could act with integrity?

A

I would treat the property as a new instruction and carry out the same level of reporting and due diligence as I carried out the first time.
