A

The internal dominant face (IDF) is the inside finished surface comprising more than 50% of the floor to ceiling height for each IDF wall section. If such does not occur, then the finished surface is deemed to be the IDF

State and explain what each IPMS is used for?

A

IPMS 1- Area of each floor level measured to the external construction features. Can be reported on component by component basis for each floor.
(Standard applies to all building classes)
Used for: Planning, sometimes costing of development proposals

IPMS 2- Office- Floor level of office building measured to Internal Dominant Face (Close to GIA)
Used for: Costings
IPMS 2- Residential- Building measured to internal dominant face (Close to GIA) Can be reported on component by component basis.
Used for: costings

IPMS 3- Office- Office floor area occupied. Excludes standard facilities. Can be stated on occupier by occupier and floor by floor basis. (Close to NIA)
Used for: Agency, Valuation and Taxation

IPMS 3 Residential- Residential floor area available on an exclusive basis to occupier.

IPMS 3A Residential- Close to Gross External Area (GEA).
Used for: Agency + Valuation, Taxation, Property and Facilities management

IPMS 3B Residential- Close to Gross Internal Area (GIA)
Used for: Agency + Valuation, Taxation and Property and Facilities Management.

IPMS 3C Residential- Effective Floor Area (EFA)
Used for: Agency + Valuation, Taxation and Property and Facilities Management

What is “Effective Floor Area” and explain what it is used for in the UK? Also describe “Net Sales Area”?

A

Effective floor area: Council tax bandings of Flats and maisonettes. Useable area within rooms measured to the internal walls of those rooms.

Net Sales area: is the GIA of a new or existing dwelling subject to the following: includes basements, mezzanines and hallways
