What is the purpose of an EWS1 form?
Used by lenders to make a decision in lending for secured lending purposes on multi-occupied residential buildings
What are the three types of cladding usually outlined?
ACM- Thin 3 layer sandwhich consisting of 2 pre coated aluminium sheets bonded to a core that is often polystyrene
HPL- High pressure laminate
MCM- metal composite material
Explain this different instances an EWS1 form should be requested?
Purpose- for obtaining lending.
4 storeys and has cladding (The guidance note outlines ACM, MCM or HPL- should get an EWS1 form)
5/6 Storeys-If cladding covers over a quarter / 25% of the full elevation
Balconies-over 4 storeys- balconies stacked vertically- balustrades/balconies constructed with combustable materials
What is the MHCLG advice note?
Site notes published by the UK government MHCLG (Ministry of Housing, Communities and Local Government) post Grenfell. Advise on cladding remediation
Advice notes surpassed in Jan 2020 by the “consolidated advice note”-advice for building owners of multi story resi buildings

Explain the categories within an EWS1 form
A1- no attachments which include significant quantities of combustable material
A2-appropriate risk assessment confirming no remedial works required
A3- None of the above apply. May be remedial costs
B1-combustable materials present in the wall. Risk is low- no remedial works required
B2- Fire risk is high-remedial works are required
