What guidance is there on measurement?

What is the purpose of the RICS Property measurement 2nd ed (2018)?
To ensure all persons measure to the same standard.
What is GEA and when would you use it?
Gross External Area - measure external faces
What is GIA and when would you use it?
Gross Internal Area - to measure internal faces
What is NIA and when would you use it?
Net Internal Area - usuable area on all floors
What is IMPS 1 and when would you use it?
Gross external area - used for commercial and residential - planning and development use.
Includes: Galleries, balconies, roof top terraces (stated separately)… columns, passages/walkways
Excludes: external stairs, patios and decking.
What is IMPS2 and when would you use it?
Gross Internal Area - used for commercial and residential use for marketing and valuation
Includes: all areas internally (face to face)
Galleries, balconies, roof top terraces (stated separately).
Excludes: external features, voids, car parks
What is IMPS3 and when would you use it?
Net Internal Area - used for commercial and residential for all purposes
Includes: all areas internally and columns (face to face)
Galleries, balconies, roof top terraces (stated separately).
Excludes: stairs, escalators, toilets
What tools can you use to measure?
Laser measure, tape measure, rod, tundle wheel (land)
How do you ensure your measuring is accurate?
Calibrate your laser measure by checking a known distance. Double check your readings. Send device to be calibrated quarterly if it deteriorates.

What are the general principles of RICS Property Measurement 2018?
Advise clients of benefits of using IPMS, must provide the date when measurement taken and methodology, provide scale of plans, state conversion factors and must be clearly documented.
