What is the Equalities Act 2010?
Law that covers everyone in Britain that protects people from discrimination, victimisation & harrassment.
What is inclusion?
Where everyone is treated fairly & respectfully, given equal opportunities within the workplace and feel welcomed & comfortable.
What are protected characteristics? (9)
Characteristics that are protected by law that you cannot discriminate against:
1. age
2. disability
3. race
4. sex
5. sexual orientation
6. religion/belief
7. gender reassignment
8. marriage & partnership
9. pregnancy & maternity
What makes a strong team?
Combination of leadership, communication
access to good resources
mutual respect
common aligned goals
patience
What does the term “unconscious bias” mean?
Deeply ingrained associations that we are not aware of that have been shaped by experience, environment and upbringing

- to create an environment where people and clients feel valued, welcome and comfortable
- promoting equal opportunities for all
- promoting equality, inclusive culture, recognising & addressing unconcious bias

Can you provide an example of when you have been inclusive?
- Ensuring all new starters feel welcome to our team, inviting to social events, introducing everyone and supporting them through checking in
Why is Diversity & Inclusion important?
- A team that incorporates diversity can be more successful, by encouraging different perspectives and opinions. Also part of the RICS Rules of Conduct
- To attract talent, ensure industry reflects the global communities the profession supporst and serves
- to embrace inclusive practices for all 9 protected characteristics of Equality Act 2010
What is unconcious bias?
Bias we hold that we are not necessarily aware of, which can impact behaviours and interactions
What is diversity & inclusion?
- Diversity is being invited to the party, Inclusion is being invited to dance
- Diversity: the pratice of including/involving people from a range of different social and ethnic backgrounds etc.
- Inclusion: the practice of providing equal access to opportunities and resources for people who might otherwise be excluded
Can you provide an example of unconcious bias?
- Assuming older generation not good with technology
- assuming part-time staff are not career-driven
How can you test/identify unconcious bias?
- Implicit Assumptions test - detecting your unconcious thoughts
- Speaking to colleagues - testing biases and try to understand others
What does an inclusive team mean to you?
An inclusive team is one where everyone’s ideas are supported and encourage.
A team where everyone celebrate’s each other’s successes.
How does working as part of a team deliver the best outcomes for a client?
- Results in more ideas and solutions.
- Allows you to share knowledge and get the job done quicker.
How does diversity improve productivity?
- Having a diverse team from different backgrounds will mean that there are more approaches and different ways of thinking about things.
- This will lead to more ideas and solutions.
- Less ‘herd’ like.
What negative impacts can acting with unconcious bias have?
- Can lead you to unjustly judge people without even realising.
- Can impact recruitment process but also just working as part of a team.
Why is it important and how can you address/ensure you dont act with unconcious bias?
- Important to ensure everyone is treated fairly and justly
- Through education and training, ensuring i can check myself before making a decision/judgement to make sure it is justified.
How do you foster a good working environment?
By ensuring it is inclusive and approachable.
What is the RICS doing to encourage diversity?
- RICS launched the Inclusive Employer Quality Mark (IEQM) for firms to sign up to
- Achieved gender parity on the Global Executive Team
- Setup diverse working groups e.g. LGBT+
- Collecting demography data
Why would it be beneficial to have greater diversity in the industry?
Greater talent pool

What are key ways to improve collaboration in a team?
- Establish team goals
- Communicate expectations
- Encourage cohesion between team members
- Leverage team member’s strengths
