+ve:
- Shops and services are close
- Use of rocks on the site → ↓ costs
- Negativing flood impacts through effective drainage
- Link Road= lots of potential for further industrial development + quick/effective link to Western Fwy
-ve:
- More expensive houses surrounding park (double storey + good view)
- Expensive to build + maintain vegetation, waterways, play areas/parks, etc
- Rent too expensive for businesses (Orchid Café + Wilsons)
- Not a great variety of shops
Social Impacts of land use change in Lucas
+ve:
- Lots of walking tracks, places to exercise, and recreational facilities/ parks
- Parks= place for community + meetings
- Parks cater to families with children but also have activities for all ages + demographics
- Connection to nature = good for people’s wellbeing
-ve:
- Noticeable litter/graffiti in waterways + public places (impacts community experience)
- Not many dining/food options
- Shopping centre feels disjointed, not enough carparks, not enough shade sails, etc.
- primary school= narrow road → congested at pick up/drop off times
- Cuthbert’s Rd + Sturt St/Remembrance Dr = only roads into Ballarat → traffic + congestion
- Dyson Dr = future N-S link road to Midland Hwy + Western Fwy → noise + busy

- Effective management of runoff through drainage

- Noise pollution from construction
- Litter/ pollution/ graffiti from people and construction
- Very small amount of wildlife
- Infrastructure= not well kept (cracking footpaths, already growing weeds, etc.)
