How does NRM1 define NIA
is the usable area within a building measured to the internal face of the perimeter walls at each floor level.
What are the key differences between NIA and IMPS3
The term ‘net internal area’ is now obsolete and replaced with the term IPMS 3 known as ‘useable floor area’
Measurements should now be taken to what is known as the ‘internal dominant face’ - including glazing in window reveals provided it covers over 50% of the floor to ceiling
Columns are included in IMPS 3C
Balconies and Terraces are included but identified separately
Party walls splitting two tenants included but identified separately

What is Excluded from NIA
Attria, entrances, balconies in common use WCs Plant Rooms Stairwells Circulation Internal Structural Walls Areas with less than 1.5m headroom Car parks
