- Large Irish community, large wave of migration brought it up to 30,000
- After ww2, welcomed Polish, Ukrainian and Hungarian refugees

- Recent growth in temporary migrants for school, great demand for housing stock, good for the local economy
- Responded by putting lots of entertainment and food near the Parkinson building
- Higher proportion of young people, demand for services relevant to that age group, thriving cafe and nightlife

- Many companies like ASDA, ARLA have their headquarters there
- Attracts jobs
- In 2014, Tour de France set out from Leeds, to raise the profile, millions of people were watching

- More demand for pubs and takeway, but seasonal
- Demand for student housing causes rent inflation
- Gridlock Sunday, cannot find parking, causes resentment

- This threatens to remove the old soul of the city
- They also tend to be more expensive, drive old residents out, gentrification

- Incorporates previous developments
