Legally Sufficient
property description must be described in a way that will enable a sales contract, lease, deed, or mortgage document to be legally enforceable
Legal Description
a detailed way of describing a parcel of land in a document that will be accepted in a court of law
Survey
the process by which boundaries are measured by calculating the dimensions and area to determine the exact location of a piece of land
Locate
the surveyor must be able to define the exact boundaries of the property
Metes-and-Bounds Method
measuring in linear directions relying on physical features of the property starting and ending at the point of beginning
Monuments
fixed objects used to identify the POB, all corners of the parcel and intersecting boundaries
Rectangular (Government) Survey System
divides land into rectangles based on intersecting lines; principal meridians run north / south base lines run east / west
Township Lines
lines running east and west parallel to the base line and six miles apart
Tiers
the strips of land formed by township lines
Ranges
land on either side of the base line that runs north and south in six mile wide strips parallel to the meridian
Townships
when township lines and range lines intersect to form squares - every township is six miles square and contains 36 square miles
Sections
the subdivided squares of a township; 36 total one is in the northeast most corner

Reading a Rectangular Survey
start at the end and work backward to the beginning reading from right to left
Lot-And-Block
a large parcel of land is first described by metes and bounds or rectangular survey then it is broken down into smaller parcels
