Sheffield inspection what is the significance of it
I noted a large redevelopment taking place on an adjacent property across the road from the subject on Saville Street. When I got back to the office I checked planning applications in the area and noticed that a large block of flats was under construction nearby the site which could impact demand for mixed-use investments and retail investments in the area.
Retail unit in Ambleside convenience store
I prepared an over-night accommodation as the drive there and back in one day would be tiring and could cause harm on the roads. I entered the store wearing the appropriate PPE which included a flashlight as we were informed beforehand that the power would be out.
Huddersfield Japanese knotweed inspection
I came across Japanese knotweed located in the neighbours garden, I reported this to the client as stated in the RICS guidance note Japanese knotweed 1st edition 2022. As it fell into management category D: Report.
What are the 4 Japanese knotweed management categories
A: Action if it’s visibly causing damage to the subject
B: likely to prevent use of or restrict amenity space
(Recommend mortgage retention until specialist report)
C:Manage if it’s neither of the above on the subject property
D: visible on adjoining land within 3 metres of boundary
What does Japanese knotweed look like
Invasive plant with bamboo like stems and shield shaped alternating leaves. In Winter it can be Hard to identify as the plant dies back leaving behind dry brown stems ready to grow again in spring
Barnsley industrial unit
Ahead of a sale instruction I inspected a vacant industrial unit to provide marketing advice. I noticed that the yard was not secure and noticed that several windows had been smashed externally. There was also holes in the paladin fencing and I took photographs of the site to promptly inform the client.
I inspected the property internally as I felt safe to do so making myself known as I walked in wearing my Steel toe cap boots.
I advised my client that failing to address these issues will impact the properties saleability

How much land do you expect an industrial property to have?
A general rule of thumb is for an industrial property to have its building footprint in land. For rating purposes only land that exceeds the size of the footprint of the building is rateable.
2) What steps do you take when arranging an inspection?
Usually our admin sort this.
But first i would contact the occupier to arrange a suitable time for inspection and ask if we will have access to the whole of the property (and also ask for a copy of the asbestos register so i am aware if asbestos is present.) I would then update my calendar with all the data such as who i am meeting, their contact number, what time and if i will be returning to the office.
Have you inspected properties with defects?
I have inspected numerous properties that have suffered from damp and mould growth through both penetrative damp and condensation.
I cabeated this in the report by stating that we have assumed there is no structural issues associated with the property and only minor works are required
