A

You do it on site as you are inspecting the site and ask questions such as is this still safe to inspect, are there appropriate controls in place, CAN EVERYONE GET TO SAFETY QUICK, lookfor points of exit etc.

what is a static risk assessment

A

Used before you go on site from your desktop, analyse what type of property it is andf if PPE is required. Can we gain access to all areas. Is part of the building derelict and safe to inspect. Who is providing access are the tenants hostile is there any hostile pets. Are there any dangerous or hazardous substances on site.

Even weather will the inspection have to be rearranged due to heavy snow fall for example.

A

A

generally depends on the PPE should always replace when the equiptment can no longer properly do its job fo example when the hi vis becomes damaged or steel toe cap boot no longer provides adequate support or protection.

Typically replace every 2-5 years or when manufacturer says so

A

What would you need to do if you managed a property where asbestos has been identified?

A

You must manage the asbestos which has been identified either by removal or by leaving it in place and managing it by way of regular asbestos surveys. An asbestos register must be kept up to date and maintained by the duty holder (depending on the lease and repairing responsibilities this could be the leaseholder or the landlord).

What are the 5 steps regarding the management of asbestos?

A
  • Duty holder to assess whether the premises contains asbestos and if so where it is and what condition it is in. If in doubt, materials must be presumed to contain asbestos.
  • Assess the risk and produce a plan to manage the asbestos- do any areas need to be encapsulated or removed?
  • Produce an asbestos register
  • Make the register available to all relevant parties who might disturb it
  • Review the register twice a year.

13) What is asbestos?

A

It is an insulating material which causes serious health problems and fatal diseases in the lungs. Left undamaged and undisturbed it poses no risk to health. However, when it is disturbed or damaged it can release very small toxic fibres which can lodge in the lungs and cause illness.
