Generic order of explanation template
1, Property type
2, address
3, purpose of inspection
4, construction
5, age
6, Potential problems (defects, contamination, asbestos)
7, notes taken
8, valuation impact
Why is inspection important
It is fundamental in providing accurate valuation advice and allows to take note of value significant factors which we would not be able to do from the desk
Reasons for inspections?
Valuation
Purchase and sale
Leasing and letting
Condition survey
Business rates
Estate management
What to consider prior to inspection?
Reason

Appropriate PII cover
Risk assessment
Access arrangements
Termos of engagement
Equipment needed
Other RICS guidance eg surveying safely and RICS Valuation Standards for valuation inspections
Why do we need PPE

Types of PPE
Hard hat
Camera
Phone
Notepad
Steel toe cap shoes
High vis
Gloves
Goggles
Considerations for risk management/assesment
- Identify the hazards
- Decide who might be harmed and how
- Evaluate the risks and decide on precautions
- Record the findings and implement them
- Review the assessment and update if necessary
- Advise all those affected of the outcome of the assessment and methods of work, or other control measures necessary, to minimize or eliminate the risk.
Common sources of contamination
Leaking pipes
Runoff and flooding
Raw/waste
Contaminated building materials eh asbestos
Emissions
Toxic gases from underground ey radon
Historic use
How can you establish historic use
Environmental Agency website - particularly useful for checking flood risk
Maps - Ordnance Survey, National Coal Board
**Local Authorities **- planning websites, building control
Free online resources - Google maps
Bespoke reports relating to the property
What should be recorded on inspection?
Address, names of parties, weather conditions, Inspection Risk Assessment, location, Description (approximate age, number of storeys, number of units), site, car parking, Environmental Hazards, state of repair, occupiers, recent changes
What is a hazardous material with egs
Hazardous materials are harmful to health
Eg asbestos and radon gas
What is asbestos
What is radon gas
What are deleterious materials and egs
Deleterious materials are those which break down causing properties to experience problems
