What is the type of construction for new shop units?
Retail Warehousing - steel frame with a concrete floor
What is the type of construction for offices?
Either steel or concrete frames.
What is an inherent defect?
Defects in the design or a material which has always been present
What is a latent defect?
A fault to the property that could not have been discovered by a reasonably thorough inspection
What is subsidence?
Vertical downward movement of a building foundation caused by the loss of support of the site beneath the foundation.
What is Heave?
The expansion of the ground beneath part or all of the building.
What are the types of damp?
- Wet rot

What is wet rot?
Caused by damp and timber decay.
What is dry rot?
Caused by fungal attack.
What is key legislation relating to contamination?
Environmental Protection Act 1990.
Imposes duties under section 89(1) and (2) on certain landowners and occupiers to keep specified land clear of litter and refuse, and on local authorities and the Secretary of State to keep clean public highways for which they are responsible.
What are deleterious materials?
Materials that are prohibited for use in project.
What are hazardous materials?
Harmful to health such as asbestos, lead piping/paint and radon gas.
What is Japanese Knotweed?
Invasive plant that can damage hard surfaces such as foundations and tarmac.
How can you identify Japanese Knotweed?
Large green leaves
Purple/green hollow stem
Creamy/white flowers that appear on panicles
How would you dispose of Japanese Knotweed?
Contact a specialist.
It needs to be disposed of legally such as using chemical treatment, digging it out and removing it from the site to a licensed landfill site in accordance with Environmental Protection Act 1990.
Is there any RICS guidance about Japanese Knotweed?
Yes RICS Japanese Knotweed and residential property January 2022 (wef March 2022).
This provides guidelines to follow both onsite and off site as well as the considerations for valuations/surveys.
What type of damp did you uncover in Weaverham?
I believe this was penetrating damp.
This is the process of moisture moving from exterior to interior which would make sense given this was son the gable end wall.
