What would you do in advance of going to a site?
A
- Liaise with site manager, check access is possible and safe, check PPE requirements, loan working policy, charge phone

Talk me through CBREs loan working policy?
A
- Identify employees who may be meeting unfamiliar tenants, lls or agents
- Ensure risk assessments are undertaken to identify hazards that pose significant risk to lone working
- Property address, dates and times of site visits should be held on outlook
- An emergency response escalation plan must be in place should the lone worker not be contactable

Difference between a risk and a hazard?
A
- A hazard is something that may cause harm
- A risk is the likelihood of the hazard causing harm

Vacant prop viewing day – what would you have done if there were squatters?
A
- I would not have entered the property
- Contact the police and inform the local council
- I would then inform my client/ the LL

What is the role of the Health and Safety Executive?
A
- HSE polices the provisions under the Health and Safety at Work Act 1974 as a criminal offence

Have you read any recent RICS guidance on health and safety?
A
- I have regard for RICS Surveying Safely 2018 which outlines best practice principles for the management of health and safety for RICS members and firms.

Why is it important to carry out a risk assessment before attending an inspection?
A
- As a surveyor I have a duty of care to be a ‘safe person’ as per RICS Surveying Safely. That includes assuming responsibility for my own, my colleagues and others health and safety in all facets of my work.

What PPE do you take with you on an inspection?
A
- During covid I took masks etc, I now ensure that I have the correct PPE depending on the site I visit (hard hat, high vis, appropriate footwear etc)

Have you observed any additional H&S requirements due to Covid-19
A
- CBRE introduced a mandatory mask wearing policy, in line with government guidance, for all surveyors undertaking inspections during the covid-19 lockdown period.

How does CBRE provide a safe working environment?
A
- Since the return to work post-COVID, CBRE have a strict cleaning policy at the office where desks and common areas are sanitised throughout the day
CBRE also have a clear lone working policy when undertaking inspections alone.
