A

It is a certification that a qualified professional has assessed for safety in line with government guidance of the External Wall System of a Property.

all multi-occupancy buildings of any height need one although they are not designed for hotels. I would look at the Guidance Note for valuers (2021) to assess if the building requires one.

If a building has a significant proportion of cladding and vertically stacked balconies it will need one.

It has got very good insulating principles and it is expected to be in 4 million properties across the UK. Kill around 5,000 people each year.

A defect that couldn't have been reasonably discovered during inspection.
