What is the RICS guidance on health and safety and what is a risk assessments
RICS Guidance Note, Surveying Safely 2018 (only guidance, must adhere to local laws)
Sets out good practise principles and the management of health and safety.
Sets out that RICS members have a personal obligation to ensure corporate health and safety procedures are practised effectively and the safe person concept.
In the UK, I adhere to the Health and Safety Act 1974 - sets out that all employers must ensure a safe working environment for employees. (reference the Health and Safety Executive).
Rick assessment - Identify hazard, Identify people and risk, Evaluate Risk (severity), record findings, review regularly, advise of how to mitigate against risks
Fire Safety Act - what is it and what does it set out
Fire Safety Act 2021 - sets out that sets out that buildings of multiple occupancy must have a responsible person - someone in charge to assess, manage and reduce risk of fires
Act also allows the fire service to take enforcement action against responsible person who fail to comply with them
Responsible person ensures adequate safety, training for residents etc etc.
