Foundations (strip):
-Excavate trench 600mm wide, partial backfill, partial disposal, earthwork support
(risk item), compact base of trench, plain in situ concrete 20.00 N/mm² – 20mm

cavity brickwork/blockwork in cement mortar (1:3), pitch polymer damp-proof

-cost depends on size of project, type, new build, repair, etc say from £250 (household) to £15k (erection of building not a dwellinghouse)

-cost depends on size of project, application and inspection range from say £1000 to £7000 (non domestic dwellings).

- very specific work items which I don’t have benchmark in-house rates for (measured works section)
- developing rates from first principles ie breakdown of costs by material, plant, labour, associated materials.

Quotations - I use primarily for:
- When a works item has been clearly defined/specified
- For works bespoke to the project eg demolition
- For novel items eg works which unusual and may have a high functional/aesthetic requirement eg decorative fencing; sustainable technologies eg green roofs; etc
-nominated/named supplier or specified product eg specific window supplier

In-House Data - I use primarily for:
-first port of call ie most accurate rates - we do a lot of similar works/projects and in the same geographical locations.

In DECP, you mention making adjustments in estimates to account for ‘market conditions’ and ‘economic’ factors - can you give me some examples of these and how they might be calculated and incorporated into an estimate?

A

Making adjustments to estimates:

Market Conditions - demand from contractors ie is the market active and contractors are overworked? Calculation: increase OHP %.
- area of the country ie London more expensive than say Cumbria? Calculation: Location indices.

Economic Factors - Interest rates; inflation rate; energy prices; labour and material availability? Calculation - use regularly updated TPI indices; obtain latest cost data on specific materials eg steel prices; make adjustments for labour rates
