A

A FRA should:

1) Identify the fire hazards
2) Consider who may be at risk
3) Eliminate/reduce the risk where reasonably practicable
4) Implement physical fire precautions to deal with the remaining risk
5) Take special precautions where there are flammable or explosive materials
6) Record major findings of the FRA and the action taken such as training, and creating an emergency plan
7) Reviewing the findings regularly and when necessary

A

The Fire Safety Act was introduced to improve the fire safety in buildings in England and Wales and follows the Grenfell Tower Fire.

It ammends and extends the RRO to cover more areas of a multi-occupied residential buildings, including:

1) The structure
2) External walls (incl. balconies and cladding)
3) Common parts
4) All doors between the domestic premises and common parts

It better clarifies the fire safety responsibilities.

Creates an ‘Accountable Person’ who’ll be legally responsible for building safety on occupation.

Strengthens obligations under the RRO.

Extends limitation period under the Defective Premises Act 1972 from 6 to 15 years.
