Delay vs Impact
delay: event that caused extended time to complete a part/all of project
impact: a disruption that is an effect of an event that affects the project - time to complete project may or may not be extended
critical path method - scheduling
a network diagram that determines the most efficient schedule
- involves a float for contingency time for an activity
compensable delay
a delay where one arty is entitled to recover damages from the delaying party
excusable delay
a delay not attributed to the fault of any party and mat not be compensable but allows parties to extend time for completion
contractor cause delay
delay caused by contractor, non excusable and non compensable
force majeure
a clause in a contract that frees both parties from liability or obligation when an extraordinary event occurs
- events beyond the control of the contracting parties,
no damage for delay clause
contractual limitation that protects the owner from claims and damages associated with acceleration, does not stop contractor from insisting on a time extension
