Discussed update to the PAS9980:2022 which relates to the methodologies when analysising external wall systems (cladding). It does not replace the EWS1 though.

What things did you look at when studying lenders guidance?

A

Halifax, RBS, Nationwide, Barclays etc
Compiled a spreadsheet confirming the lenders positions on spray foam insulation and cladding.
Most lenders don’t have criteria for spray foam insulation, it’s still relatively new however, some won’t lend on a property with spray foam insulation

How does an Air Source Heat Pump work?

A
  1. Outside air is taken in and passed over a network of pipes filled with refrigerant gas which extracts heat from the outside air.
  2. The gas is passed through a compressor which increases its temperature further
  3. The hot gas then passes into a heat exchanger which heats water within the heating system

What was involved with the residual valuation for Old New Battle High School Site?

A

a. Proposed development in Easthouses district of Midlothian
b. Proposal for 36 residential units, 6 of which are social housing, consisting of 2,3 and 4 bed properties.
c. I used the comparable method to calculate a rate/m2 for each property type
d. I used the rate/m2 to calculate a GDV of £7,669,500
e. A discount was applied to the affordable units of 20%
f. I carried out a sensitivity analysis on the GDV assuming variations of 2.5% - 5% in relation to costs, profit, exit values etc.
g. Development costs including construction costs, finance fees, Section 75 payments etc were applied to the GDV which provided a residual site value of £575,000

What information did you find out about the coal mining report?

A

A coal mining report is a required when a property is located within an ex coal mining location and which shows indications of above average movement.
The report includes present and future hazards, historic mining information, information on insurance cover etc

Analysed site note floor plans and building warrant plans either kept within the filestore or on the Edinburgh planning portal website, compared the plans and noted any differences.
