What is the goal of the BCBC?
A minimum level of safety
What does Part 3 of the building code apply to?
There is a large list of buildings and they are all listed under article 1.1.1.1. Generally, they are buildings larger and/or more complicated than part 9 buildings.
Why do we classify Part 3buildings from A - F?
This is to see what requirements apply to this specific type of building
What is a type A building?
Assembly Occupancy
What is a Type C building?
Residential Occupancy
What classifies as a Type B building?
detentions, treatment, and care facilities
What would need to happen if a building didn’t clearly fit under any classification?
a ruling may need to be made by
the authority having jurisdiction, or a Code Consultant.
What is a subsidiary Occupancy?
a smaller occupancy that serves a primary occupancy (i.e. a Tim Hortons in a school library). These usually can only make up around 10% of the building
Define Limiting Distance?
Limiting distance means the distance from an exposing building face to
a property line, the centre line of a street, lane or public thoroughfare,
or to an imaginary line between 2 buildings or fire compartments on
the same property, measured at right angles to the exposing building
face.
When would a limiting Distance used in tables 3.2.3.1 need to be trimmed in half for finding exposure allowance?
If the fire department is 10+ minutes away and/or a storey in the building is not sprinklered
What Is a water closet?
a toilet or a urinal
What is a “Fire Closer”
a door closer that’s used for fire rated doors that’s designed to close the door automatically the reduce accidental fire spread.
What is a closure
a closing/sealing in an opening in a fire separator or exterior wall
What is flame spread?
how quick the flame spreads over a surface area
What is combustible construction?
any construction that is flammable and will burn
How high can vertical combustible glazing be installed?
no higher than the second storey
Do combustible window sashes and glazing need to separated by non-combustible construction?
yes
