administrative law judge (ALJ)
The official who presides over a hearing involving a government agency and someone affected by a decision of that agency. The ALJ hears evidence, including the testimony of witnesses, and renders a decision.
Americans with Disabilities Act (ADA)
requires reasonable accommodations in employment and access to goods, services, and public bldgs
blockbusting
the act of encouraging people to sell or rent their homes by claiming that the entry of a protected class of people into the neighborhoods will have some sort of negative impact on property values.
Civil Rights Act of 1866
The law prohibits discrimination based on race in every property transaction/was upheld in 1968 Jones vs Mayer
conciliation
the resolution of a complaint by obtaining assurance that the person against whom the complaint was filed will remedy any violation that may have occurred
Department of Housing and Urban Development (HUD)
Federal agency that has established rules and regulations that further interpret the practices affected by federal law; for example, HUD distributes an equal housing opportunity poster
Fair Housing Act
The federal law that prohibits discrimination in housing based on race, color, religion, sex, disability, familial status, and national origin
Fair Housing Amendments Act (of 1988)
Expansion of the Fair Housing Act to include families with children and those with physical or mental disabilities
Housing for Older Persons Act (HOPA)
requires that houses intended for those age 55 or older have “significant facilities and services” designed for seniors. HOPA requires that at least 80% of occupied units have one person age 55 or older living in them
redlining
the practice of refusing to make mortgage loans or issue insurance policies in specific areas for reasons other than the economic qualifications of the applicants
steering
the channeling of homeseekers to particular neighborhoods or discouraging potential buyers from considering some areas
Title VIII of the Civil Rights Act of 1968
prohibits discrimination in housing based on race, color, religion, national origin, sex, familial status, or disability
Familial Status
one or more individuals under age 18 living with a parent or guardian
