BUSI401 CHAPTER 8.2 Flashcards

1
Q

The Floor R/U ratio is calculated as _ _ _

A

The Floor R/U ratio is calculated as the Floor Rentable Area divided by the Floor Usable Area:

Floor R/U Ratio = Floor Rentable Area /
Floor Usable Area

Basic Rentable Area

Once the Floor R/U Ratio has been calculated, it is then applied to each of the Usable Areas as a means of allocating back (or “grossing-up”) the various Floor Common Areas. The resulting figures are called “Basic Rentable Areas”.

Basic Rentable Area = Floor R/U Ratio x Usable Area

Q

NOTE ONLY

Floor R/U Ratio accounts for gross-up of leased space to factor in Floor Common Areas. However, it is only an interim step in BOMA 1996 — we still need to consider Building Common Areas or the space in the building that is used by all tenants.

Q

EXPLAIN BUILDING R/U

A

The Building R/U Ratio performs the same function as floor R/U, but for Building Common Areas; these are areas that service the entire building.

The Building R/U Ratio is not calculated separately for each floor, as was the case for the Floor R/U Ratio.

The Building R/U Ratio is calculated once and applies to every floor in the building.
