National Building Code
Refers to changes in material used, partitioning, location or size of openings, structural parts, existing utilies and equipment, but does not increase the overall area thereof
Alteration
Any remidial work done on any damaged or deteriorated portion/s of a building to restore its original condition
Repair
All on-site work done from preparation, excavation, foundation, assemblt of all components and installation of utilities, machineries and equipment of building/ structures from ground up
Construction
Any new construction which increases the height or area of an existing building/ structure
Addition
All physical changes done on buildings/ structures to increase its value, quality and improve its aesthetics
Renovation
Transfer of any building/ structure or position to another, either within the same lot or to another
Moving
Systematic dismantling or destruction of a building or structure, in whole or in part
Demolition
Installation in place of components of a building or structure
Erection
Duties of Building Official
Enforcing the code, issuing permits, validation, inspection and reporting
National government agency that enforces the IRR and imposes the penalties for administrative violations
Department of Public Works and Highways
Local Government Unit arm appointed by the DPWH to enforce the IRR and impose penalties for violations of the building code
Office of the Building Official (OBO)
Official document issued by OBO of an LGU permitting an applicant to proceed with construction related activities
Building Permit
A building permit may be made null or void if construction work is suspended for a period of ___ calendar days

What construction works are exempted from a building permit?
A. Minor construction works such as:
- Enclosed areas less than or equal to 6 m²
- Ground floor terraces or patios less than 20 m²
- Installation of Window Grilles
- Garden pools not more than 500mm in depth
- Garden masonry walls not exceeding 1.2m in height
- Footpaths and driveways
What repair works are exempted from acquiring building permit
- Repairs not affecting or involving any structural member
- Repair or replacement of any interior portion not involving addition or alteration
- Repair or replacement of non-load bearing partition walls
- Door or window replacement
- Flooring re-work, painting/ finishing repair
- Repair or replacement of plumbing fixtures
What kind of structure is exempted from submitting plan and specifications?
- Traditional Indigenous Dwelling not more than Php 15,000 in cost
- Single Detached Dwelling up to 20 m²
+ simple sketch with site location and vicinity map will suffice
