SCC defines P&G related costs for variations. Contractor gets time but not costs for wet weather, strikes that are not caused by either party client/contractor. Don’t get P&G for wet weather.

Substitution of materials - affects consented docs?
changing materials requires minor variation to consent. Fire report group ratings (ceilings/walls), and radiant fluxes (floors) consented. Discuss with inspector, stamp and sign off.
Amendments try to avoid - Council may want amendment where significant, eg changes to fire cells/smoke cells will be amendment and back up with statement from fire engineer.
What is your role when Contractor makes changes on site different to consented documentation?
WM consider this activity outside of scope and claim for additional fees.
What’s nakedwall?
By Ryanfire, naked wall system is a method for upgrading a non fire rated wall to a fire rated wall. Ryanfire 802 boards are installed within the voids between studs and ogs on unlined timeframed walls. Options for 90mm framing or 140mm. Installed where there is access to only one side of wall.

Recognition CCC may take longer than PC.
Qualify - CCC as precondition was requirement of the health board? Requirement by PM written into contract.
PC triggers financial releases
If contractor is delayed by issues beyond his control, may be a client issue or a design issue holding up CCC.
Debate as standard conditions wouldn’t find CCC as a prerequisite.
Confirming change of insurance from contractor to client for new project?

Mercedes 6months for everything else, 12 months for mechanical
Air-conditioning operating through the seasons. Gastro service feedback too hot in 2 spaces, mech eng had to review. Could be 6 months with out the air con going.
10% of contract value, fix fault in mech, replace motor for aircon unit, need to have enough money
$15K for balance of 6 months
Unreasonable to retain total retentions for all trades when there are different periods specified.
On other hospital projects has been 12 months, assume may be an industry standard. Heavy on services and critical
Tender price will be higher at 12 months DLP compared to 3 months.
