What is an occupant area?
This is everything behind the front door of the space where personnel and FF&E are located
Includes NET area and Secondary Circulation area
What is Rentable area?
The total USABLE area PLUS allocations of the floor and buidlings common area
(Rent or money, what the landlord makes)
Lobbies, egress corridors, service spaces, restrooms, utility rooms
What is USABLE area?
Total space used by the tentant
(What the tentant uses)
does not include restrooms, stairs, elevators
What is an efficiency factor?
- How efficient the floor is
- Net/total occupant area
- Ranges from 0.6 - 0.8
- Includes columns, secondary circulation, etc..
- Take the NET and divide by GROSS
400 SF (Net) ÷ 500 SF (UA) = .80 EF
What is a load factor?
Ratio between Usable area and Gross area
* Take the Gross (total area or Rentable) and divide by the Usable (or occupant)
550 SF (RA) ÷ 500 SF (UA) = 1.10 LF
What is circulation factor?
Percentage of the USABLE space that is dedicated to circulation
100 SF (CA) ÷ 500 SF (UA) = Circulation Factor or .20 or 20%
