Construction of a New Building - Standpipe requirements
When the working deck reaches a height of 75 feet or greater above the ground - a permanent or temporary standpipe system is required
The standpipe shall serve all floors where permanent stairs are required
Permanent stairs are required to be within a distance of 40 feet or 4 floors below the working deck at all times
Standpipes must be painted red
When freezing conditions may be encountered- it shall be maintained as a dry system
Full demolition of a building - Standpipe requirements
Shall be maintained as a dry system
Risers must be capped above the outlet on the floor immediately below the floor being demolished
Standpipe hoses, nozzles, spinners are NOT required
Red paint must be maintained
FULL Demolition or New Building construction- Standpipe rules
FD hose connections - Need a sign reading “Standpipe connection” and a red light at night
Risers may be used for purposes other than to supply water for firefighting - including supplying water or compressed air for construction or demolition- provided at least on riser is maintained at all times for firefighting
Pressurized alarms - required for Vacant being demolished and new buildings higher than 75 feet
Full demolition- sprinkler system requirements
Sprinkler must be maintained as a Non-Automatic sprinkler system
FD hose connections - need sign reading “Sprinkler Siamese connection” and red light at night
Red paint must be maintained during any demolition operation
During demolition- risers must be capped immediately below the floor being demolished
Color coding for buildings under construction- regardless of size or occupancy
Exposed piping for standpipes and sprinklers - must be painted red
Dedicated standpipe valve handles - painted red
Combination standpipe valve handles - painted yellow
Dedicated sprinkler valve handles - painted green
Elevators in readiness- construction or demolition operations
When construction or demolition work reaches a height greater than 75 feet - at least on elevator or a hoist shall be kept in readiness at all times for FDNY use
The maximum distance between the highest accessible floor from a temporary elevator or hoist and the working deck shall be no more than 75 feet or 7 floors
Patio fireplaces (Fire pits, Chimnieas)
First time they are found - Order use discontinued immediately- no further enforcement
If the use of an outdoor fireplace becomes chronic at the same location - Order their use discontinued immediately and serve a criminal summons
One exception - as of 2015 - Outdoor fire pits that are field by natural Gas and connected to a fixed fuel piping system with an emergency gas shut off valve are legal
Legal Natural Gas fuel fire pits must be
At least 5 feet from any building or structure
Not beneath or closer than 5 feet to combustible decorations, overhang
Not within 5 feet of exits or exit discharges
Legal natural gas fueld fire pits require
An FDNY permit
Fire extinguishers minimum of 10 feet away, and not more than 20 feet away
Furniture within 5 feet must be flame retardant
Portable Outdoor barbecues
Grate area cannot exceed 10 square feet
Cannot store or use a barbecue within 10 feet of any combustibles or use BBQ on anything that is combustible
Windows or doors within 10 feet of BBQ must be kept closed to the maximum extent possible
There must be either a fire extinguisher (4 -A minimum) or garden hose attached to water supply
Commercial BBQ needs a class K extinguisher
Group R-2 (Multiple Dwellings) Outdoor Barbeques
Can only use LPG for a BBQ and can only use 16.4 ounce-LPG containers
Can store indoors a maximum of four 16.4 ounce containers per dwelling unit
Group R-3 (Private Dwellings) Outdoor barbeques
Can use LPG in 16.4 ounce or 20 pound containers
Cannot use a 20 pound LPG container on any balcony or rooftop
May have a maximum of two 20 pound LPG containers
Can store indoors for a maximum of four 16.4 ounce containers per dwelling unit
Rooftop conduits and piping - All must be color coded

High Voltage wiring - Red
Low voltage wiring - Orange
Natural Gas Piping - Yellow
Other compressed gas piping - Yellow and labeled at regular intervals with gas type
Fuel oil piping - Yellow with black stripes
After 7/01/2014 - Color coded as indicated above and continuously labeled at regular intervals
Fire emergency Markings when required
Shall be on the door jamb on the public corridor side, not more than 12 inches from the bottom of the door indicating the dwelling unit number and/or letter
Multi Floor dwelling units ( Duplex, Triplex, Sandwich) Markings will have
One or more upward or downward pointing arrows indicating the directions of other floors to which the dwelling unit is connected
Markings at sandwich apartments require
The arrows to also have a horizontal slash
In apartments with multiple entries, what does a STAR indicate.
Primary entrance
In apartments with multiple entrances, what does a TRIANGLE indicate?
Indicates that this is a secondary entrance
Do multi-floor dwelling units require Fire emergency markings?
Yes. Always.
Are there any buildings that do not require markings?
Buildings with 8 or less apartments per floor Do Not require markings, however, any multi-floor dwelling unit will still require them
Bui.dings with 9 or more apartments per floor require these markings Unless the building is protected throughout by a sprinkler system
Do stairwell doors require markings?
If a building has apartments that require these markings, unless that building is protected throughout by a sprinkler.
Are these requirements retroactive?
Yes.
OOS Standpipe notification
If it is out of service FDNY must ALWAYS be notified
OOS Sprinkler notifications
When more than 1 floor is out or service
OR
Repairs cannot be done in 8 hours
OOS Fire Alarms notifications
When more than 1 floor is out of service
Or
1 floor will be out of service for more than 8 hours in a 24 hour period
